La Villa Riviera Review

In an effort to be proactive, I visited La Villa Riviera today and previewed both units to familiarize myself and to be able to better answer your questions. Here's a quick review in preparation for our Phone Conversation on Monday at 11AM.

Community + Location

I'm not sure exactly how familiar you are with the community or location so I am assuming you are not and will tell you a little bit about the area. The community is well maintained and as you walk in, you can tell that the residents take a lot of pride into creating a special community... walking through the halls you will find carefully selected decor such as water fountains and hanging Orchids. On the first floor you have the common elevator and laundry as well as the pool area in the center of the buildings.

Moorings Private Beach access is very close and conveniently located just across the street from the building.

Edgewater Hotel is also just across the street, which is nice if you have guests coming into town or would simply like to eat at their amazing restaurant and bar which is open to the public.

One of the units (C201) come with a boat slip, so I think it's important to mention that access to the Gulf is Fantastic... very close and quick access with just one bridge with high clearance. *Even if you are not a boater, it's a great feature that will make a favorable selling point if you'd like to sell in the future.

P.S. How gorgeous was today in Naples? I couldn't have picked a nicer day to visit. :)

 

 

  

  

Unit B201

Here's a quick review of unit B201 pointing out some key differences, pros and cons. As you enter the unit, you enter into a dark hallway as opposed to entering into a foyer and main living area at unit C201. This unit is in need of updating as is the other unit but I believe this unit may require more work... it has carpeted flooring throughout the majority of the house including the master bedroom. This unit has more windows and is brighter... however, the views are of the parking lot and the main road. There is a "partial" bay view but it's just a sliver. This unit is Slightly Larger at 1,301 SF versus 1,135 SF over at Unit C201. The unit is a total of 1,431 SF if you include the outdoor lanai. Unit C201 Does not have a Lanai.

 

 

 

 

Unit c201 

Here's a quick review of unit C201 pointing out some key differences, pros and cons. As you enter the unit, you enter into a foyer and main living area. This unit is in need of updating as is the other unit but I believe this unit may require less work. This unit has less windows but still feels bright and roomy. The unit over looks lush landscaping and the community pool area... it's a very cozy and charming scene. This unit is Slightly Smaller at 1,135 SF and does not have a Lanai. It seems it was converted into living space. This unit does come with a boat slip which is great as there aren't any currently for sale/lease within the community. If you're not a boater you can possibly sell the slip or lease it.

 

 

IN CLOSING.

Both units are comparable, however in my honest opinion I think unit C201 is a better value. But it really comes down to what is more important to you. If you rather have more space with an outdoor lanai area and do not mind the parking lot views, then maybe Unit B201 is right for you. Hopefully this review gave you a better understanding of the two units and leads to a better decision on which one to make an offer on. We can discuss further details on Monday at 11AM.
