This report is from RPR, a service used by most Realtors to determine value. It's a starting point for us and we dial in a suggested listing price after manually reviewing comparable properties provided in the next section below.

Comparables
Based on these recent comparable sales, I would suggest going on the market at $795,000 and adjusting accordingly if the property has not yet sold. This $795,000 figure is on the higher end of your property's value range, but I feel that with our marketing and investor reach, we can obtain that higher range sale for you both. Ultimately the market dictates the price (no matter what anyone says). The only thing we can control is how many potential buyers notice and review the listing, which in turn results in obtaining the highest price possible.

My Credentials
Prior to my Real Estate Career, I owned an Advertising Company where I learned all there is to know about marketing and presenting a product in a Unique and Appealing fashion. I have completely designed and built our company brand and use these same skills and passion to present my clients property in order to obtain the most amount of money in the least amount of time.

Fees and Net Sheet
One of the benefits of owning and operating my own brokerage is that I do not have to pay franchise fees or "big name" royalties. This allows me to charge a competitive listing fee while still being able to invest a large amount into marketing the listing. Some agents may match my fee but then simply turn around and list it on the MLS and wait for it to sell without a strategic marketing plan. Some agents may say that their brokerage has much more agents than ours, but the truth is, once we present your property and it becomes the HOT NEW LISTING, all agents work for us.
Please review the Net Sheet I prepared for you below to review what you would make at closing after closing costs. It covers two scenarios, the first as a traditional sale where an outside broker brings us the buyer and the second, where we find the buyer and represent both parties as a transaction broker (at a 1% discount to you).
