Can I Split or Subdivide a Lot or Land in Golden Gate Estates?
Owners may subdivide or "split" their land if the parcel meets the following Criteria:
• Split Parcels must both be 2.25 Acres or more - This means that the original parcel must be at least 4.5 Acres.
• Split Parcels must both have at least 150' of frontage - This means the original parcel must have at least 300' of Frontage.
*What is frontage? Frontage is the front width of the lot that butts up against the street. This frontage can also be within a canal on a canal lot. (See example below.)
Here's some examples:
*Frontage is shown above as the top portion of the lot that butts up against the street.
*On a Canal Lot, the lot may sometimes go into the canal.. this also counts as Frontage.
So what's the Process?
Step 1 - Fill out the "Lot Splitting Application" with the County Zoning Department at a cost of $250. This can take about 2 weeks.
Step 2 - Record the Approved Documents provided by zoning department with the County Clerk.
Step 3 - The Split Parcels should reflect on the County Site within a few days. That's it!
Pro Tip - Many times you will see parcels that are 1.14 Acres, these lots are grandfathered in and no longer allowed. Check with your Realtor to confirm that a residence can even be built on the property before you purchase.
